Initial conversation

Usually 1–2 weeks

We discuss your goals, budget, property, timing and the work you want done. We review what information is already available.

Typical documents: site details, existing plans and your project brief.
02 / 06

Feasibility & scope

Often 2–6 weeks

We explore the build approach, early costs, constraints and scope before you commit to a full construction contract.

Typical documents: concept scope, preliminary estimate and, if paid investigations or design work are commissioned, a separate written services agreement.
03 / 06

Design & approvals

Often 2–6+ months

The design team develops drawings and obtains the approvals required for the particular job, such as a CDC or DA and a construction certificate where applicable.

Typical documents: consultant appointments, drawings, engineering, specifications and approval documents.

Contract & prestart

Often 2–4 weeks after approvals

We settle the final scope, price, inclusions, payment stages and start conditions. The correct construction contract and any required insurance are in place before work begins.

Typical documents: signed residential building contract, plans and specifications, payment schedule, and home building compensation certificate where required.
05 / 06

Construction

Often 6–12+ months for a major build

Work progresses through site preparation, structure, services, finishes and inspections. We keep the program and decisions visible as the build moves forward.

Typical documents: progress claims, inspection records and written variations if the agreed scope changes.

Completion & handover

Often 2–4 weeks

Final inspections, outstanding items and handover documentation are completed. An occupation certificate is obtained where required before the new building is occupied.

Typical documents: final certificates, warranties, manuals, keys and a handover record.
